Alison and Luke approached us earlier this year as we had recently assisted Alison’s brother purchase his first home who passed on our details Alison and Luke were ready to seriously look at purchasing a home together.

Being new to the property world, unsure of what was required and what their price range was, Michael supported Alison and Luke by explaining each stage of the process and how we would support them at every step.

After understanding their financial position, preferences and property goals, we provided their price range based on their available deposit and borrowing capacity at the time. We explained to Alison and Luke that they were eligible for the First Home Guarantee which would remove Lenders Mortgage Insurance and help them access a cheaper interest rate.

Providing clarity around their options moving forward, we presented a range of strategies that would increase their borrowing capacity and price range over the short term. Pleasingly we were able to recommend a bank that offered very low interest rates and places on the First Home Guarantee.

By July, Alison and Luke’s improved financial position resulted in their price range increasing to the level that had initially been targeting, and were keen to make an offer on a property they loved! Moving quickly, we received pre-approval a day after submitting the application which allowed Alison and Luke to make a formal offer on a property with confidence.

Illustrating our ability to quickly achieve great outcomes for clients, 3 days after signing the contract of sale, we received formal loan approval. Now on the ‘home-straight’, we liaised with the Vendor’s Agent, Alison and Luke’s conveyancer as well as the incoming bank to streamline the legal transfer of title and funds.
