Dominic and Rebecca approached us in late 2022 as they were on the path to becoming homeowners again after renting since early 2020. They had both signed a contract of sale on vacant land which was titling mid-2023 and required assistance with financing to complete the property settlement.

After more closely understanding their requirements and objectives, we provided Dom and Bec with clarity regarding their borrowing capacity and conducted research regarding which bank would best suit their financial position. By Mid-2023, once the land was closer to titling and accessible, we ordered a valuation that determined the land had significantly appreciated in value which was well received by Dom and Bec!

Utilising our in-depth understanding of bank policies, we recommended a big-4 bank that would take the appreciated value of the land as security toward the land purchase which removed the additional upfront cash required for the land purchase, excluding the deposit already paid. The recommended bank also charged highly competitive interest rates and offered market-leading construction policies which would benefit Dom and Bec once it was time to apply for a construction loan.

Pleasingly, we guided the land purchase through to settlement which allowed Dom and Bec to focus on working with their builder to finalise the construction contract. During this period we worked closely with Dom and Bec by confirming their borrowing capacity which allowed them to finalise a home design that fit within their price range. Within two days of the construction contract being signed we finalised the paperwork and submitted the construction loan application. During this period we encountered a hurdle when the valuation came back less than the sum of the land valuation and construction contract which required a restructuring of the loan application to minimise the additional costs incurred by Dom and Bec as a result of the lower valuation.

Ten days after lodgement we received Formal Approval which allowed the build to commence, placing Dom and Bec on the home-straight toward their home ownership goals! Throughout the next few months we acted as the ‘middle-man’ between Dom and Bec’s builder and the bank to ensure progress payments were made at each stage of the construction.

Fast-forward to mid-2024, Dom and Bec have now moved into their brand-new home and celebrating with family and friends the completion of their 3-year home builder journey which included many highs and lows!
